Buyer Tip: Get the Comps Before Making an Offer

Buyer Tip: If you’re getting ready to purchase a property and want to make a smart offer, ask your Buyer’s Agent to find what sold in the neighborhood recently and what is currently on the market. These are what realtors refer to as the “comps.”

Example: The Realty Unique Team has a listing at 205 Agate Way in Broomfield. We’ve priced it aggressively and it’s available for a quick close. The adjacent streets are Beryl, Coral, Daphne, and Emerald. To help a client see the value and make a smart offer, I prepared an investor packet showing sold and currently listed properties on these streets (since June 2005). Click here for a copy.

Most realtors will analyze the market when they are attempting to get a listing, but few will help their buyer clients see the value in certain properties or prepare a competitive offer. Getting the comps is the best way to determine market value for buyers too.
