The Boulder Armory Project – What You Need To Know

In North Boulder, sandwiched between Uptown Broadway, the Holiday Neighborhood, and a storage facility sits the Boulder Armory project. It’s an 8.5 acre patch of land located at 4750 N. Broadway with derelict, long-vacant industrial buildings previously used by the National Guard.

In May of this year, Armory Community, LLC exercised its option and acquired the property. The developer hopes to soon have approval from the City of Boulder for the issuance of permits. Previous plans included public art and community space but that idea was nixed when the developer and city planners could not reach agreement. The new plans are more traditional and call for 182 apartments, 18 town-homes and 8,400 square feet of non-residential and retail space.
One of the existing armory buildings will be re-purposed as an amenity for the community, leasing and management offices, club room, restrooms with showers and lockers, and workout room. There will be no affordable housing built, the developer plans to pay the cash-in-lieu fee. The first homes are anticipated to be available for occupancy in 2018 and all construction is expected to be completed by the end of 2019.
Site plans show modern apartments and streets lined with trees, complete with leisure outdoor areas.
The City of Boulder Planning Board is holding a public hearing on the Site Review on August 4th, 2016 at 6 p.m. at the City Municipal Building at Broadway and Canyon.
House Einstein is in support of the project due to the extreme shortage of attached dwellings in the City of Boulder. It is anticipated to be nearly all rental properties for the first seven years but once the condo defect timeline has expired, the developer may begin selling units privately.
