3172 11th Street | $1.61MM | More Details
Available for only two days before it was under contract. 3 bed, 4 bath, centrally located. Unusual style for Boulder. Built in 2001. Some Broadway noise. Sold for $35K over asking. Note: We told you about it back in March.

Fresh Listings
Boulder
2015 Hermosa Dr | $3.69MM | More Details
This estate is quite the eye candy. It’s a 5 bed, 6 bath, 7000+ SQFT home with over half an acre of land in central Boulder. Detached mother in law apartment. Corner lot, great neighborhood. Built in 2007. 3 car garage. Sheltered from Iris noise. Truly a gorgeous modern farm house. It was last on the market in 2015 and sold for $2.8MM. The seller never even lived in it.
205 Camden Pl | $1.99MM | More Details
A mid-century beauty in Lower Chautauqua, last on the market in 2003. Vaulted ceilings, attractive woodwork and other finishes. 4 bed, 3 bath. Built in 1959, 3200 SQFT. Close to awesome trails.
115 Barcelona Dr | $1.96MM | More Details
We took a tour of this Spanish Hills ranch before it hit the market. It’s an attractive, well designed 5 bed, 5 bath family home built in 2006. Excellent outdoor living areas. At this price point, it’s a bargain but keep in mind valuation in Spanish Hills is tricky. Some properties have unobstructed views of the Flatirons while others have no view at all, or worse, are subject to transmission power lines.
675 Dellwood Ave | $1.59MM | More Details
A handsome but smaller two story, northwest of the park with 4 beds, 3 baths and built in 1961. 1 car garage with an unusual 2 car carport. Good location in Newlands.
312 Pine Needle Rd | $1.51MM | More Details
4 bed, 4 bath tri-level on 2 acres in Pine Brook Hills. Tasteful updates. Built in 1995. 4000 sqft. The location is relatively easy to access in the winter, lower on the hillside.
1990 Tincup Ct | $1.5MM | More Details
4 beds, 4 baths and 3400 sqft. Built in 1985. Vaulted, some updates, backs to incredible open space. 2 car garage. Listing agents says it was intentionally underpriced to sell quickly. We call this “California style,” which often creates a bidding war, bumps the price upward, and removes contingencies. If you’re thinking of listing, call us to discuss strategy.
640 Hartford Dr | $1.15MM | More Details
3510 16th St | $990K | More Details
4 bed, 3 bath in a great area of North Boulder near parks and Wonderland. Updated. Built in 1968. 2300 sqft. Already under contract.
6513 Red Hill Rd | $850K | More Details
4 bed, 3 bath off Olde Stage. 3000 sqft. Over 3.5 acres. Vaulted ceilings, Colorado style finishes. Killer views, likely even on the lower level. One downside is that Red Hill is a dirt road. We spent quite a bit of time up here in preparation for one of our listings. It’s worth a look.
4460 9th St | $775K | More Details
End unit town home in North Boulder. 1 car garage, 2 beds and 3 baths at a great price. Nicely finished, built in 2013. 1100 sqft. Close to excellent parks and trails. Went under contract as we were writing this post. Due diligence: neighborhood redevelopment and potential transient issues.
3755 Birchwood Dr 45 | $420K | More Details
2 bed, 2 bath entry level condo off 28th. 1000 sqft. Built in 1982. Close to at Iris. 1 garage space. Due diligence: Flood mitigation and insurance costs.
Longmont
4404 Bella Vista Dr | $595K | More Details
An affordable two story in SW Longmont in a solid neighborhood. 5 bed, 4 bath, 3000 sqft and built in 2003. Nice updates. Walking trails are nearby. Whole Foods is minutes away.

Testimonials
Osman was a refreshingly honest realtor. He stressed through the entire process that his goal was to make me happy with my home purchase. I greatly appreciated the fact that he never shied away from pointing out the negatives as well as the pluses of different places while leaving the final decision up to me.
We can highly recommend Sophie. Her attention to detail and communication skills are great. Our home was in area that most realtors are not familiar with, but Sophie took extra time to get to know the neighborhood in order to give us quality service. She also brought in a professional photographer to make our home look its best. Even though the listing was in winter, the house sold quickly. With Sophie’s business and people skills, we have no doubt she will be a top realtor in the area.
