Well, it’s that time of year. The summer real estate season in Boulder is over. After the CU kids settle in and the semester begins, a small wave of secondary activity will occur but it will be a very different market than the spring and summer. It always is.
Buyers: Now is the time to take a second look at some of the overpriced listings that have sat on market all summer. This is the time of year that sellers are prone to be more reasonable. Don’t be afraid to negotiate. If you’re patient and disciplined, you might find a bargain in the rough. Talk to your agent about seasoned listings.
Sellers: The vast majority of buyers are out. If your property has been on the market for months, I’m sorry but you blew it. It’s time to sit down with your agent and review their marketing plan, including taking a fresh look at pricing. It might also be worthwhile to stage your property, or make other improvements. As for us? We’ve had a record 1st and 2nd quarter, with many happy buyers and sellers. This is the time of year that Leah and I take a breather. The blog will resume in early September.
