BOO! 1140 Edinboro Drive Preview [Watch This]

Desirable listings are usually available for only a few days in Boulder. You have to move quickly if you want a shot at it. Here at House Einstein, when our buyers can’t make it to a showing, we go on their behalf. We video the property, upload the videos to YouTube, and share a private link. If the property is of interest, we schedule a follow-up call to discuss putting together an offer.
Mostly, this service is for relocation buyers but sometimes our local clients are traveling or have other schedule conflicts. Although the market has started to soften, inventory remains incredibly limited. You can’t afford to leave any stones un-turned in the hunt for a dream home. Responsiveness matters. We’re happy to provide this service to our clients and have had many successful closings that started with a video preview.

A Scary House Preview
We previewed 1140 Edinboro Drive last weekend on behalf of a buyer relocating from the west coast. The house is a basic four bedroom, two bath ranch with a finished basement in the Table Mesa neighborhood.
Across Boulder, ranches are in high-demand because they work for a wide slice of the market. Folks who might have mobility issues appreciate ranches because most of the bedrooms are on the main level and there aren’t many stairs to enter the house. From a design/structural perspective, they’re a box on top of a box, which makes for an excellent canvas for adding square footage or a master suite on the second story. Because ranches are often smaller and have basic finishes, they tend to be more affordable for entry-level buyers. Table Mesa also has the areas best schools, which adds to the demand.
We discussed the house with our buyer yesterday. They decided to pass on it, so we’ll share the preview video with you. I think it’s a great house and it’s priced right. The video is also fun because it contains a little Halloween surprise that gave me a fright.
p.s. The valuation is supported by an analysis of active competitors, pending and comparable sold homes (link). In my opinion, it should sell for asking or more. Offers are due November 5th. If you’d like a showing or to discuss the comps, call me. ph: 303.746.6896.
