An Inviting Loft, Crisp Duplex, and Historic Bungalow [Denver – Fresh Listings]
–—
by Sophie Kloor
Let’s be honest, you have to be extremely motivated to list during the last week of the year. Well advised sellers know it’s always better to wait until January when the number of buyers in the market begins to increase again.
Despite this busy holiday season, a total of 63 new listings went on market in the past week alone throughout Denver. I culled those is poor locations, as well as listings that were blatantly overpriced. Only five properties made my list. These homes genuinely excite me for a variety of reasons, read below to find out why.

Fresh Listings
4371 Vrain Street | $899K | Details
This brand new duplex in booming Berkeley has a striking exterior and has been nicely completed with crisp and modern finishes throughout. With 4 bedrooms, 4 baths, 3,000 sq ft and a 2 car detached garage, it functions like a spacious single-family home. The best part is that it’s only two blocks from lively Tennyson St, which bustles with shops, bars and fantastic eateries.
The Berkeley neighborhood is a charming pocket of northwest Denver and offers an easy commute towards Boulder or downtown.
Incentive: Once under contract, the builder will provide either $10K of additional customization, or a $10K concession to be used as the buyer wishes. A builder warranty will also be included.
1059 S Williams Street | $875K | Details
This stunning remodel in Wash Park blends historic charm with modern updates. Historic bungalows are timeless and appeal to a large number of buyers. The finished basement almost doubles the square footage. 3 bedrooms, 2 baths, nearly 2,100 sq ft and 2 car detached garage round out the picture. It’s situated just two blocks from the park and is in close proximity to retail.
2022 S Franklin Street | $535K | Details
The University neighborhood is made up of single families and college rentals. This one could rent easily with a solid income stream, or serve as the perfect family home. It’s a flip! Originally purchased for $393K (a massive $106K below first asking) at the end of August, the seller gutted the home and created a tasteful, modern bungalow. 3 bedrooms, 2 baths, and 1,500 sqft with a 1 car garage. The old listing has no interior photos and the broker remarks state the home needs “a lot of work”. Check it out here.
Only a showing will tell if the finishes and updates justify the new price point. Contact me to arrange!
100 Park Avenue #1308 | $349K | Details
This sweet Uptown condo has killer downtown and mountain views from the 13th floor. The location is simply awesome, with the best of Denver right outside your door. It’s close to anything you could desire, including the incredible D Bar Denver. The interior is fairly current throughout the 1 bedroom, 1 bath, 665 sq ft space. A $375/month HOA includes amenities like a clubhouse, pool, hot tub, fitness facility, and water. Additionally, the reserved parking space is right by the elevator.
1317 N Ogden Street #PH | $310K | Details
Full disclosure, this is one of the coolest Capitol Hill condos I’ve seen on market in months. The exposed beams add heaps of character, and the price point is shockingly affordable. It has an updated kitchen and bath, in-unit laundry, and direct roof top access with great views. The HOA is $317/month and covers standard amenities including heat. Like live music? Walk to the Ogden Theater and the Fillmore in mere minutes.
If you or someone you know is looking to buy or sell in the Denver or Boulder area, I can help. Call 303.875.3140 to arrange a private viewing with a discussion of design, location, functionality, due diligence and more.
