Mid-Century Beauties and Bright Condos [Denver – Fresh Listings]
—
by Sophie Kloor
Less than three weeks remain in 2018. It has been a great year at House Einstein – we have been fortunate to help a fun variety of clients accomplish their specific real estate needs. It’s a joy to reflect on all of the homes we’ve been able to help people buy and sell in 2018.
As my focus on Denver real estate deepens, I find it key to stay on top of market behavior and current inventory throughout the city. Within the past week, over 120 listings were listed. I sifted through them all, removing refreshed listings, those in poor locations, and overpriced properties. Only five made my list!
Ready to go house shopping? Let’s schedule our showings now!
If you or someone you know is looking to buy or sell in the Denver or Boulder area, I can help. Call 303.875.3140 to arrange a private viewing with a discussion of design, location, functionality, due diligence and more.

51 S Dahlia Street | $1.45MM | Details
This mid-century gem in the highly coveted Hilltop neighborhood is a tasteful option. It’s no wonder the 5 bed, 4 bath property got snatched up and went under contract after only two days on market. It’s proof that even in December, attractive properties in desirable locations that are priced well and marketed professionally can move extremely quickly. Hilltop is directly east of Cherry Creek, and full of large single family homes on spacious lots. Properties range from original 1940’s and 1950’s homes to brand new, modern marvels. Hilltop is also one of the most affluent neighborhoods in the city. For the Boulderites reading, think of it as a cousin to Mapleton Hill.

3307 W 33rd Avenue | $1.1MM | Details
Full disclosure, this home is not yet built, it’s scheduled for completion around April or May of 2019. The photo above is of a previously completed house. These builders are called Work Shop Denver and hands down, they are my favorite in Denver. The construction quality is high, designs are unique and tasteful, and their finishes are always on point. This specific property is located in West Highlands, an extremely hot area that has seen a massive amount of change and growth in the past ten years. With 3 beds, 4 baths, 2,600 SF and a 2 car detached garage, this modern home will certainly be both functional and full of stunning design details. Want to walk the home together? Give me a call.
1465 Winona Court | $750K | Details
This is the first property I’ve featured in the West Colfax neighborhood. Like Sloans Lake, West Colfax is in the middle of a significant transformation. Multi-unit new build properties as well as new restaurants and retail options have been popping up all over. This property built in 1895 has potential for a couple of reasons. 1) It has a killer mix of historic and modern charm with exposed beams, bricks and tasteful updates throughout. It’s highly functional and livable as is. 2) The over-sized lot is .22 acres and it’s zoned U-MS-5, meaning you could easily scrape the existing structure and build your dream home or next investment property, up to 5 stories high.
Due diligence: Historic property generally requires about two times the maintenance and budget compared to a modern home. Your inspection should include a focus on key systems such as: electrical, plumbing, mechanical and the foundation. Buyers who intend on development should consult with architects, builders, and verify the feasibility of their project with the Denver building department.
2020 Arapahoe Street #1170 | $400K | Details
For those looking for a true city lifestyle, here’s a solid option. This 1 bed, 2 bath, downtown condo is centrally located close to LoDo, Five Points and the Ballpark neighborhood. It includes a deeded parking spot in a private garage, as well as additional storage. This lock and leave property with views is ready for its next owner.
800 E 18th Avenue #102 | $315K | Details
I’m passionate about the Uptown neighborhood for so many reasons. It’s perfectly located close to downtown, parks, incredible eateries, bars and more. You can reach most parts of Denver in a quick car or bike ride. This property is offered at an affordable price point, perfect for an entry-level buyer. It’s bright, updated and has exposed brick in the charming bedroom. The $199/month HOA includes water. I think it’s a no brainer and I expect it to move quickly.
