It’s now peak season. Nearly 200 listings hit the market last week in Boulder. Only 8 made the cut.
Market update: Last month, inventory was up +31% YoY for detached single family houses and +29% for attached dwellings in the City of Boulder. In Boulder County, inventory was +19% for single family homes and +46% town homes and condos. When it comes to selection, this is the best year for buyers in nearly a decade. 2727 Folsom Street #303| $300K | Pics and Details
Trout Farm is one of the few affordable, low student density options in central Boulder. The late 90’s design is a bit smaller on square footage but most units have ample storage compared to newer options. This 1 bedroom, 1 bath is well priced and will likely be off the market quickly.
3289 Cripple Creek Trail 10C | $480K | Pics and Details
Want a low-maintenance condo or town home with immediate access to South Boulder’s spectacular open space? There are few options outside of Shanahan Ridge. The development was built in the late 70’s with typical energy efficiency standards of the day. This unit has an updated kitchen and retains the wood stove (which many owners have removed).

We visited this architecturally interesting and well located home over the weekend. A beautiful mid-century design, it’s still quite appealing today. The house features three bedrooms, two baths, and a reasonable ~1850 F. SQFT. Lot size is generous with +14,000 SF (and feels larger).
Due diligence:100 year flood. If your Realtor doesn’t mention the costs associated with properties in the flood plain, including future permitting, lower appreciation, and longer time on market – get a better Realtor. It’s not just the cost of flood insurance.

San Francisco style homes on the west side of Pearl are hidden gems. Known as Beacon Square, they were mostly constructed in the late 1970’s and early 1980’s. One sold earlier this year – 1986 Beacon Ct., which closed at $1.74MM ($832/SF) in January. 1946 Beacon Ct. is smaller with two bedrooms, two baths, and just over 1,700 SQFT. If this is what you are seeking, sorry, it’s too late. It was listed and placed under contract immediately, illustrating the importance of working with a broker who tracks coming soon and privately marketed listings.
