Boulder Market Update – April 1, 2020 [Analyze This]
Updates:
1. I know it’s April Fools Day, but I don’t have any jokes. If you’re looking for a laugh, check out Nick Heath’s #lifecommentary and Pub Quizes. He is hilarious.
2. You’ll find a preliminary Boulder real estate market update in this Twitter thread. In short, closings were up for condos and town homes in March, down for stand alone houses.
As we move into April, about 30% of inventory in Boulder is under contract.There were a bunch of broken deals (i.e. back on market) during the last two weeks of March, but it’s unclear if it was more than usual. March data will be more reliable early next week at which time I’ll take another look. Remember, real estate transactions typically take 30-40 days from the date an offer is accepted to the closing. April market activity is expected to be down across the board.
3. We just released a bunch of house tours we put together for our clients last year. If you’re curious about how House Einstein looks at homes, these videos can give you a good idea. They’re on our YouTube Channel. In the past, this service was primarily for relocation buyers. While the Coronavirus crisis is underway, it’s now available to all of our buyers.

4. Boulder City Council held a remote meeting last night. Most of it was spent discussing Covid matters including the massive budget shortfall and a hiring freeze. They are correctly pushing non-Covid issues into the distant future. E-scooters will be discussed in July. Prairie dogs pushed to 3Q20. Council also appointed dozens of new people to advisory boards and commissions. They are trying to figure out a way to have public comment during meetings.
