What’s a Notable Sale?  

Every month, hundreds of properties sell in Boulder. Nearly 500 have already closed in Boulder County this month, alone. 

Some sales stand out because they set the market for a particular neighborhood and property type. These are notable; a benchmark for the sale price of other, similar homes in the near future. 

Listed last September at $1.5M, this Table Mesa Tri-Level is located in the Rolling Hills subdivision. Located towards the end of a dead end street, near the cul-de-sac, it was marketed as having exceptional views, but it’s not front row on the perch overlooking Viele Lake. At some point in its history, it was remodeled inside and out, including the creation of expansive and private outdoor spaces. Today, many of the finish choices are dated, but it’s still an attractive and tasteful home. Most of the needed updates are simple bathroom finishes. 


While we’re talking about market conditions in South Boulder, the next time you catch your Realtor friend saying Boulder real estate only goes up, ask them about 2365 Hillsdale Way. It’s also in the top 10 for Table Mesa multi-level homes, and it actually made the list twice. In 2018, it sold for $1.365M.  It just sold again for $1.31M. The second sale took nearly 40 days before it received an offer, despite heated market conditions.  Even before transaction costs, the seller took a substantial hit.
