BOULDER NOTABLE SALE: 239 Broken Fence Road | $950K  

Why Is It Notable?  

Despite the not so attractive street name, this particular property is in a highly coveted neighborhood directly adjacent to the Betasso Preserve. It’s a patch of gorgeous open space which features hiking and mountain biking trails, with mostly easy rolling terrain, and stellar views. It’s also only about 15 minutes to Boulder proper.

The house itself was painfully dated inside, complete with mauve 90’s era paint and finishes. It also had some oddities, like a non-working elevator, but the layout was solid and quite functional. The biggest reason our clients passed was the downslope foundation wall, which showed signs of historic repairs that weren’t disclosed.

Now, keep in mind that we only suspected foundation repairs. The foundation had been skim coated, and the flooring above it was sloped toward that particular wall. The sellers also had only been in possession since 1997. It’s quite possible the repairs (if that’s what was beneath the skim coat) occurred prior to the seller’s ownership period.

Still, in order to compete with other buyers, my clients were considering limited or waived contingencies. In the end, the activity seemed so heated that they decided to pass. It ultimately sold for $950,000 ($185,000 over the asking price), with no concessions. My buyers have no regrets about passing on it.
