Why Is It Notable?  

The sellers acquired this spectacular and oversized view lot in North Boulder for $2.0M in the fall of 2017. The only problem? It came with a 70’s era, sprawling ranch. A few months later, with demolition permit in hand, they began gently taking it down.


Once the design work was completed and application submitted, permits were issued in July. The finished product? A gorgeous +5,600 SQFT two story constructed over both a crawl space and an unfinished basement. The main level features a large, open kitchen/dining/ living room area flanked by two wings. The east wing included a study, the stairway to the upper level, a mud room, pantry, and laundry. The west wing was constructed to contain a master suite, an entry, and the stairway to the lower level. Two additional bedroom suites were built into the upper level. Two attached garages complete the picture.


Designed by local architect Annette Martin, who was Luxe’s 2021 Gold List Honoree in Architecture. Annette and her partner David Martin brought coastal energy  to this Norwood masterpiece.


Deal Notes

The property was listed last September for $8.5M and was available through the end of the year when it was pulled. It was never re-listed publicly, but clearly the sellers were receptive to an offer. Hint hint: this is a smart off or early season tactic to finding unlisted homes. It sold for $7.9M last week, and based on the permit records, some interior modifications appear to be part of the deal.
