Why Notable?
During the last substantial real estate downturn, Niwot had more than 2 years of available inventory. I know – I was here, and I tracked it obsessively. Niwot is saturated with large houses on large lots, many of which have not had much in the way of updates since original construction.
Today, Boulder is far more affluent, and COVID has spiked demand for large houses. Still, this trend may not be long lasting, and buyers concerned with capital preservation should proceed cautiously. 6346 Snowberry Lane is an awesome house, and I absolutely adore the community of Niwot, but there are other locations that have better track records when it comes to holding value during a downturn. You’ve been warned.
Keen buyers should compare the cost of acquisition and the likely cost of updates, which should give you a back of the envelope appreciation rate for this class of home in Niwot. If you have the time and the patience, there is greater value in buying a dated home and updating it yourself.
P.S. My comments on losing your family inside are tongue in cheek. We have nothing against giant houses.
