Let’s talk about that a bit further, now that the deal has closed.We’ve often represented buyers and sellers of properties in higher flood risk areas. Provided there is a positive trade (like a killer view), design feature (like fronting to a creek), or location benefit (like proximity to downtown), properties in a flood zone can provide a compelling value proposition. It’s just critical to evaluate the tradeoff. In addition to the deal metrics, you should also look for active and passive mitigation strategies, make sure you consider the cost of flood insurance and expansion limitations.
This was a great house in one of my favorite neighborhoods in Boulder. It was well chosen by the buyer.
