Why Is It Notable?  


For every property, there is a buyer, but when you go off the well-trodden path or find yourself at the long-end of the market, you may have to wait for the right buyer to come along. This particular property was quirky. In a nutshell, you’re looking at a gigantic lot with a modern tiny house and approved plans for a luxury mansion or family compound.

Ok, maybe calling it a two-story, +1,000 SQFT home a “tiny house” is a bit of a stretch. Fair enough. To get your head around the value of this property, buyers needed to weigh the value of the land (more than ⅔ of an acre), view corridor, and direct access to exceptional open space and trails. If you look at recent land sales in Newlands, directly to the south, suddenly the value starts to make sense –  provided you plan to build that larger 4,600 SQFT home.  

1310 Linden was on and off the market since July of 2019. It finally closed on June 1st for 27.5% below the original asking price of $2.92M. Given how the rules are in flux for what’s possible in Boulder, we would advise the new owners to break ground as soon as possible.
