1235 Wildwood Road [Notable Sale]

|October 15, 2021|Real Estate|

NOTABLE SALE: 1235 Wildwood Road | $2.13M

Why Is It Notable?
A late 70’s, two-story in Devil’s Thumb, with a classic configuration and no apparent updates from original construction. We would have advised our clients to avoid temptation by not scheduling a showing. The views are tremendous, but there’s an electrical substation almost directly behind this property. Perhaps the new owners will screen it from view with landscaping, but then what’s the point of backing to open space. I’m surprised this crossed $2M.

Note
Assuming the original acquisition price is correct in the tax records, and no follow-on capital investment, this property appreciated at an annualized rate of just over 6% over the last 43 years. Not bad for an investment you can live inside.

We can highly recommend Sophie. Her attention to detail and communication skills are great. Our home was in area that most realtors are not familiar with, but Sophie took extra time to get to know the neighborhood in order to give us quality service. She also brought in a professional photographer to make our home look its best. Even though the listing was in winter, the house sold quickly. With Sophie’s business and people skills, we have no doubt she will be a top realtor in the area.

Osman was a refreshingly honest realtor. He stressed through the entire process that his goal was to make me happy with my home purchase. I greatly appreciated the fact that he never shied away from pointing out the negatives as well as the pluses of different places while leaving the final decision up to me.
