What drove the fierce market attention?
The home was designed by a well regarded commercial architect as their personal residence and it was a stunning execution. In addition to many unusual upgrades, the type of features you’d see in a commercial building, the entire home was designed to maximize the view corridor to the Divide. It also featured level five finishes throughout the main house and a potential future upgrade in the detached studio. With only three bedrooms, our clients would have converted the studio to serve as work from home space.
The location was also exceptional, less than 10 minutes on paved roads to downtown Boulder. Close enough to the action, but far enough away to have privacy and views.
3365 Sunshine Canyon was available for less than 48 hours. It closed for slightly over $3.8M, more than $600K above the list price, just twenty days after it hit the market.
In a nod to Buffett’s rule for criticism and praise, we’ll give kudos where kudos are deserved. Jeff Erickson, the listing agent did a masterful job communicating with our team throughout the bidding war, setting meaningful guidelines for the offer, and even in his presentation of the property itself. When we’re on the buy side, we usually hate when the listing agent insists on being present at the showing, but in this case, Jeff did a good job of highlighting features we wouldn’t have noticed without his presence. We’ll be adopting that approach for the opening weekend of our high-end listings going forward.
