Notable Sale | 675 Cascade Avenue

|November 8, 2021|Chautauqua|

BOULDER NOTABLE SALE: 675 Cascade Avenue | $1.83M

What Makes It Notable?

A large 1950’s era, ranch style home, just south of Chautauqua Park. South facing and ample in size, the fact it was painfully dated didn’t really matter. It’s all about the lot size and potential of the property in this location.

Overpriced when it was listed in late July for $2,065,000, the seller came to their senses after a month cut the price. About a week later, they capitulated and accepted $1.83M. Depending on a host of factors, the developer/owner will likely retain the existing foundation. Expect to see to see a radical transformation in the next 12-24 months.

Deal Notes
When it comes to luxury homes, there is a strategy for intentionally overpricing a listing. If you’re patient, it might still yield a solid offer, but you’d better be prepared to wait. It’s not our recommended approach, except perhaps for turn-key, brand new construction. We usually prefer to price it right from the start.
