SQFT. It’s a slight stretch to market this home as in the Chautauqua neighborhood, but I understand the desire to disassociate from the University Neighborhood given last summer’s student riots. Traditionally finished and perhaps a touch dated, the overall design of this home really sparkled. It also has what many buyers are seeking, minus perhaps the dated granite styles.

From a marketing perspective, the seller took a big risk by listing it at $5.0M in the summer of 2019. If you want to avoid over two years on market, with random people tromping through your home, and hundreds of thousands of dollars left on the table, look no further than this deal. It’s a classic example for why it’s critical to (a) price it right and (b) track active competitors throughout the listing period.
