The market awakens. January is nearly over, and the market has begun to show signs of life. Mortgage applications are up, and a number of new listings have hit the market. 2023 is off to a solid start.
In other news, Boulder has decided to use affordable housing funds to purchase three meth addiction recovery houses. These facilities will be in ordinary looking houses, in normal residential neighborhoods, and the city is not disclosing the locations. As you’re probably aware, there is an increase in property crime and links to mental illness associated with meth use. Many of my friends and clients have shared terrifying encounters in Boulder with mentally unwell people who in all likelihood are meth addicts. Thus far, these experiences have been mostly on bike paths and downtown, although one colleague recently told me about an encounter at his home on Sunset Blvd – one of the most exclusive neighborhoods in Boulder.
There is a lot of concern in the community. I’ve already had a number of clients contact me to ask if I know the location of the first house to be purchased, currently under contract. I’ve provided these clients with my best guess.
To be clear, I believe that people who are unhoused, addicted to meth, or suffering mental illness deserve our compassion. We need to address this issue. I also believe solutions should be enacted at the state and federal level. At the same time, I also believe that the community should be informed about the location of these houses.

Now, let’s talk about houses. Recent sales show that a number of buyers took my advice, sifting through expired and withdrawn listings from last year, and made offers. A few of those deals are described below. There remains an opportunity to do that. Not all listings from last year are back on market – at least not yet. Some will become rentals. Others will eventually return, aiming for early Spring when the market typically begins to build seasonal momentum.
Below you’ll find our curated list of newly listed homes, worth your attention (but not necessarily worth an offer). I also discuss select notable sales that illustrate market conditions at various neighborhoods and price ranges.
