- We look forward to seeing what the new owner does with this interesting property. Tri-levels are not particularly easy to build upon. They’re often deconstructed completely, depending on the owner’s plans.
- Due Diligence: Boulder is notoriously challenging when it comes to building a new home or even obtaining a permit to modify an existing structure. We have one of the thickest and most difficult to navigate code books in the country. In addition to normal building codes and zoning rules, we have height limits, solar shadows, and compatible development ordinances to navigate. ADUs are also still heavily restricted, although that may change in the near future. If your agent is making it sound like it’s no big deal to build, they’re more interested in their commission than offering you sound advice. It’s not uncommon that it takes two or more years for a project to be completed, from purchasing the dirt lot to handing you the keys. It takes even longer if there is an existing structure that requires a demolition permit and will require deconstruction.
