Foursquares are also sometimes called a Prairie Square. Popularized by Sears and Roebuck as a kit or mail-order home in the early 1900’s, its simple and functional design remains a hallmark today, making it one of the most popular styles of historic homes. 
 
1844 Pine Street was built in 1904 and acquired by the seller in 2005 for just over a $1M. Other than a new kitchen, it doesn’t look like much changed during the owner’s tenure. According to the historic building inventory records, it was occupied by Joseph Rusho in 1913, a potentially historic figure, and was noted as “well constructed.” 
 
The only obvious deficits in this home are a lack of garage (counterbalanced by a multi-functional carriage house) and a location impacted by additional traffic from 19th street. 
 
Deal notes: Listed at $2.85M at the end of September, it went under contract within the first two weeks, unfortunately the first buyer then bailed on the deal. It came back to market, and after a few weeks, the seller took $55K off the list price. The new buyer negotiated an additional $95K off the list price plus a $1K concession for inspection items.
