The House: We’ve talked about this house extensively because, well, it was our listing. This was a dream home for the original owner, and the architect they hired did a remarkable job. The house not only maximizes the view but also features a triple solar setup, with passive, hot water, and photovoltaic systems. It stands as one of the best designed mountain houses I’ve encountered in the Foothills surrounding Boulder. I sincerely hope the new owner cherishes it as much as our clients did.
 
The Deal: Like many properties listed last summer, this one experienced the downturn of the market’s second half, a common risk of summer listings. The seasonal peak is already past by then. The optimal time for testing the market is the first quarter of the year. Nonetheless, the home ultimately sold for $1.6M, $250K more than what our clients paid a few years back, yet at a considerable discount from our original asking price. One key lesson from this listing is the significant impact of additional drive time from town on buyer psychology.
