The Location: Nestled on a large lot, this property offers an exceptional location, ticking many of the boxes for luxury home buyers. It’s just steps away from Chautauqua, offering a quick and enjoyable bike ride to downtown, while maintaining a relatively low crime rate.
The House: Welcome to the Labrot Residence, a solid example of mid-century modern architecture, originally designed by Hoby Wagener, one of Boulder’s most renowned architects of the 1950s. Wagener’s portfolio includes over two hundred public and private buildings, such as Kittredge Dormitories and Williams Village. Over the years, the interior has been thoughtfully updated with modern fixtures and finishes, yet it retains the original expressionist style of the home. The layout is a unique ‘V’ design, featuring a complex system of butterfly and shed roofs. This exquisite residence includes four bedrooms, six bathrooms, and nearly 5,000 SF of meticulously finished space.
The Deal: The allure of mid-century homes, especially those designed architects like Wagner and Haertling, often commands a premium. However, sky-high pricing can lead to extended listing periods and, eventually, a sale price that may not be optimal for the seller. When selling your home, it’s crucial to assess not only the price suggested by listing agents but also their methodology in determining that figure. Initially offered at an eye-watering $6.4M in March, the price was reduced by $550K after three months. In early September, it underwent a “refresh” with a new listing and an additional $550K price cut. Following this, the listing was “refreshed” nearly every month in a rather intriguing strategy, until it finally went under contract in mid-December. The final sale price was $5.3M, which, with seller concessions, ended up being over $1.1M below the original asking price.
