What Makes It Notable?  

We wrote about this gorgeous Four Square when it first hit the market in August of 2020. Acquired fifteen years ago, it was beautifully updated and renovated by the owner. I’m quite surprised it didn’t sell faster. During its listing period, it went under contract several times before a buyer completed the purchase. This is not uncommon for higher-end properties.  


From a marketing perspective, the seller priced on the high side but stuck with it. That’s part of the strategy for luxury homes. There were no price reductions throughout the listing history. It eventually sold for 6.3% below the list price, about the discount we would expect to negotiate for a seasoned listing on the luxury end of the market.

Moral Of The Story  
Grand historic homes were designed for a different era, and their limitations can pose challenges. They’re not for everyone. At the same time, they don’t go out of style. When you know what you’ve got, and it’s at the high-end of the market, sometimes you have to wait for the right buyer.
