What’s Happening in Colorado Real Estate?
It’s been a very interesting week. We have two brand new Boulder listings coming on market in a few weeks. These are pre-market opportunities with sellers who are still preparing their homes for showings.
One is a view lot with an older, custom two-story, price yet to be determined. We’re still in the early stages of this listing, but if you’re looking for a home with a large, private lot near Westview – we may have an opportunity for you. The perch is spectacular. The home could be renovated or demolished for a new trophy home. For now, enjoy the two-story interior waterfall to an in-ground pool and grotto. No, I’m not kidding.
We also have a new listing coming on market soon in Martin Acres, backing to the creek. The creek offers an enticing riparian corridor, lush with the sound of water and occasional wildlife but also provides space from the neighbors. Pop the top and you’ll likely enjoy Flatiron views, especially during the fall and winter months. Like tennis? The courts are steps away and the bike path is practically out your front door. Having lived in this neighborhood for years, trust me when I tell you it’s a great spot.

On the buy and sell side – all of our deals are moving forward. We’ve also taken to step up our transaction management activity, otherwise due diligence docs (like past inspections) are often not provided. I’m sure our colleagues on the other side of the transaction would prefer us to stay in our lane, but frankly, that theory sucks. It results in poor due diligence and missed opportunities. After too many fumbles, we’re now taking steps to manage the transaction on both sides.

Market Update
Last week, we shared some initial cooling we saw in the data, most notably in median home prices from the summer peak. This week, the Denver Post agrees. Read: Denver area home sales fell in September, while inventory rises a record amount.
My take: Alarmist headlines get the clicks. A 10% decrease in sold volume is expected year over year when your base year was 2020. When the pandemic lockdown ended, it unleashed a torrent of worker mobility and desire for change. It’s not a surprise that this September sales volume was lower. As for the commensurate increase in inventory, well it might have something to do with less sales…
In all seriousness, I usually wait a few months before I write about a trend. Inventory and sales volumes are highly volatile on a monthly basis. I think what we’re seeing are early indications of a market that is finally cooling down a bit. It’s a much needed change.
