Snow In The City [Denver – Fresh Listings]

Over 200 listings hit the market in Denver this week. Each time I write these posts, I select attractive and compelling neighborhoods throughout the city, and I draw a map to include those areas. I always remove properties that are blatantly overpriced, in bad locations, or that are refreshed old listings, attempting to look new. 


This week, I’ve selected a variety of properties in different parts of Denver, but focused on many older homes that boast character and history.

Fresh Listings




5131 E 1st Avenue | $2.15MM | Details
This striking mid-century modern home in Hilltop made my list this week for its unique design and open layout. The neighborhood is highly sought after for its mix of traditional and modern homes, nestled into spacious lots. It’s one of Denver’s premier and most affluent areas. 


Due diligence: But wait, there are summer listing photos! Yes, you’re right. It’s common for refreshed listings to use old photos from the previous listing period. I looked into it, and it’s not the case for this home. My guess is that the owners had intended to list last summer, but had a change of plans. 


The property was last sold in July of 2016 for $1.68MM. According to the old photos, all finishes were the same as they are today. Is the property worth the current price tag? Only a showing will tell. 




2000 E 12th Avenue #25C | $1.7MM | Details
A high rise luxury condo overlooking Cheeseman Park, with terrific views of both downtown and the Rockies. For a lock and leave full or part time owner, this is a solid option. The unit sits on the Southwest corner of the building and was fully renovated in 2012. The finishes are still quite current and modern. Included in the HOA is a pool, tennis courts and fitness facility, in addition to snow removal and all exterior maintenance. 




1785 Ivanhoe Street | $1.45MM | Details 

This property has been fully remodeled and expanded from its 1927 bones. It’s now a turn-key beauty in coveted Park Hill. LUX Builders did a terrific job with the redesign of this modern two story. Hop on 17th Ave for an easy commute into downtown, and enjoy the quiet and historically rich area of South Park Hill. 






1223 N Humboldt Street | $1.1MM | Details 

Here’s a classic Denver Square home that features a balanced blend of craftsman charm and modern updates. The lower level has a second kitchen and enough space to be converted into a potential rental. Stroll to Cheeseman park just a block away. Avoid the stressful Cap Hill street parking game with a detached 3 car garage. 


3831 Osage Street | $900K | Details 
I’ve made a promise to myself to only include renderings and new construction if the property is unique and features compelling design. This project in Sunnyside by Rog and Wilco Construction rapidly grabbed my attention. 

Instead of your typical, boxy duplex layout, these architects made the decision to open the floor plan up in a lofted and vertical way. It’s uncommon and refreshing. Be sure to look through all of the renderings and take it all in. I’m looking forward to seeing this duplex reach completion, which is estimated to be sometime this summer. If you’re in the market for refreshing new construction, don’t hesitate to reach out. I have a strong grasp on current options throughout Denver. 

Due diligence: Once under contract, always hire an experienced and licensed inspector. Many contractors work on new construction projects, and the quality of the work can vary. 


3902 Meade Street | $785K | Details 
This classic bungalow on the corner lot in the cute Berkeley neighborhood is one of my favorites this week. The owners have thoughtfully remodeled the home. The finishes are bright, current and appeal to a large majority of buyers. I’m sure this cutie will move quickly. 

Bonus: It’s zoned for an ADU, and already has a detached studio space by the garage. Mortgage offset, anyone?


3016 California Street | $700K | Details
Curtis Park is one of the oldest neighborhoods in Denver. In the past 10 or so years, it has seen rapid transformation with new eateries, bars and new construction. Many buyers have renovated classic late 1800’s homes, creating what so many want: old on the outside and new on the inside. Enter this adorable home built in 1889, that has been stunningly transformed throughout the interior. Black and gold mix brilliantly within this property. Add the killer finishes to a central and charming location, and you’ve got a solid home at an attractive price point. 



500 E 11th Avenue #403 | $275K | Details
Capitol Hill has some of the most affordable and unique condo options in Denver. You can find everything from late 1800’s homes converted into multiple units, to apartment buildings built in the 1950’s. The above property is a bright and updated 1 bedroom, in a central part of Cap Hill, for under $300K. Throw in a covered space and it makes for a great lock and leave, affordable option.
