Sold Listings of Note

429 Concord Ave | $1.22MM | More Details
The Wolcott Residence, a small but beautiful 3 bed, 3 bath charmer on the northwest edge of the Mapleton Hill Historic District. Built in 1906 and owned by a family who first arrived to Boulder in covered wagons. The exterior is Edwardian Vernacular, the interior has many modern touches.  After two curiously short listing periods in 2016, it was put on the market at the beginning of this year at $1.3MM. A buyer snagged it after about 3 months on market and the deal finally closed on July 3. With upcoming investments in Alpine Balsam plus all the new high end homes at Trailhead, this should hold its value well over time.

10187 N 75th St | $1.2MM | More Details

When space is a priority on your shopping list, we recommend looking for pockets of Boulder County where yard size is measured in acres. Often this is just outside city limits.

This particular mid 70’s custom was built to frame the outdoors and had many updates. The lot size is 4+ acres and it’s still a short drive to Boulder.

First listed last August at $1.39, the seller cut the price in October to $1.3MM and held steady.  It finally found a buyer this summer and sold for 7.3% below asking. Due diligence: water rights are critical for farm and ranch property.

Fresh Listings

Boulder

1594 Wildwood Ln | $1.42MM | More Details
Lots of natural light, cul-de-sac, not against the dreaded electrical transfer station. Exterior could use a cosmetic refresh, interior has some updates. Devil’s Thumb has a neighborhood HOA which provides a pool and courts, giving the neighborhood a private club-like feel.

516 Maxwell Ave | $1MM | More Details

Charming 2 bedroom, 2 bath home nestled in the heart of Mapleton Hill, the most iconic part of Boulder. It features tasteful modern updates throughout but maintains historic appeal. Multiple offers are already on the table but the seller is holding off making a final decision through the weekend. Pro tip: Bring your negotiation expert.

2850 Dover Dr | $1MM | More Details
A large updated ranch in South Boulder. The lot size is also slightly larger than typical. The “open space” to the south is private but unlikely to be developed. The access to Kohler Mesa and easy stroll to retail, not to mention the high performing public schools, are the value proposition.

1380 Knox Dr | $995K | More Details

What comes around goes around. When we listed and sold this property back in 2012, we knew it would go fast. It sold immediately, over asking, cash. The value driver was and remains the view. The downside is the traffic during the school year, which is why we listed it in the summer. The layout is a little funky (tri-level), but with a large lot, it’s a great platform for renovation.

3315 Heidelberg Dr | $879K | More Details
Upper Table Mesa, close to the best schools in Boulder.  Awesome neighbors (we should know, we sold them the house). Layout is decent, interior could use a refresh.

To schedule a private showing, which includes a discussion of valuation, negotiation strategy, and market trends, call Osman at 303.746.6896.

220 31st St | $769K | More Details
A rare 2-story home in Martin Acres, with a studio in the back yard. 31st Street is reasonably quiet, lots of other renovated homes on the street. Easy access to CU and bike paths to downtown.

325 S 41st St | $699K | More Details

Updated Ranch in Martin Acres. Quiet street away from Table Mesa road noise. Layout is conducive to roommates or short term rental in the lower level. Awesome neighbors. Freshly sod and irrigated landscaping.

3800 Colorado Ave 3800-G | $595K | More Details
Wellman Creek is popular with young professionals and serious CU students. Great location for access to research buildings. This location has seen a lot of appreciation in recent years.

To schedule a private showing, which includes a discussion of valuation, negotiation strategy, and market trends, call Osman at 303.746.6896.

Louisville

1417 Cannon St | $599K | More Details

A sweet bungalow, walking distance to Main St.  The neighborhood is a little enclave, east of the tracks, west of 42.  Due diligence: Traffic noise.

240 S Jefferson Ave | $510K | More Details

Step out your back door and into beautiful open space.  Vaulted ceilings, open layout. A solid entry level starter home, downsizing property, or long term investment.

Testimonials

Osman was a refreshingly honest realtor. He stressed through the entire process that his goal was to make me happy with my home purchase. I greatly appreciated the fact that he never shied away from pointing out the negatives as well as the pluses of different places while leaving the final decision up to me.

We can highly recommend Sophie. Her attention to detail and communication skills are great. Our home was in area that most realtors are not familiar with, but Sophie took extra time to get to know the neighborhood in order to give us quality service. She also brought in a professional photographer to make our home look its best. Even though the listing was in winter, the house sold quickly. With Sophie’s business and people skills, we have no doubt she will be a top realtor in the area.
