Buyers need to move quick to compete.  Here's a look at recent notable sales and this week's fresh listings.   To schedule a private showing, which includes a discussion of valuation and price trends, call Osman at 303.746.6896. Boulder Real Estate Eye Candy and Dream Homes in Newlands

Miss us?  For the past few weeks, we’ve been focused on helping our sellers and buyers execute their investment strategies and achieve their goals. Some are preparing to list. Our focus is to help maximize the market value of their property. Others are looking to find their dream homes but also want to make a smarter real estate decision. Meanwhile, we’re adding new members to our team and preparing to open a new office in North Boulder.  We’ve been very, very focused on execution. The Perfect Boulder Bachelor Pad, Loads of Eye Candy, and Managing Risk in Niwot

Phew, it's been a busy week! I've taken buyers to see over 30 listings, everything from eye popping mountain trophy homes to entry level condos. Two late night offers also resulted in two sets of clients happily under contract. It was hard to find time to review the fresh listings, but it's the only way to stay on top of the market. Remember, intelligent real estate decisions are based on a deep understanding of market conditions. There is no substitute.   Good news. There's a lot of real estate to consider this week. As usual, I've culled the bad locations, [...]

Mountain Houses and SoBo Eye Candy [Fresh Listings, Get ‘Em Hot]

Oh, the beautiful snow. On a wintry weekend such as this, you’re probably tempted to snuggle up beneath a blanket with your sweetie and binge on Netflix. Forget it!   Serious house buyers: put down the cocoa, put on your down jacket, and let’s go see some houses. The only way to make an intelligent, educated decision on real estate is to stay on top of the market. You can’t do that from your couch. Every week, I carefully sift through new listings in the Boulder real estate market. This week: A variety of family friendly houses, entry level condos, [...]

Wow, that View! [Fresh Listings, Get ‘Em Hot]

Buying and selling Boulder real estate is tough. Every week, a flood of new listings hit the market. The truth is that when you look past the smoke and mirrors, past the refreshed old listings and the bad locations, only a handful of properties are worth consideration.   Inventory remains very low. The best properties continue to attract multiple offers and end up in bidding wars. That's why serious buyers focus their attention on the most likely candidates. As we like to say in real estate, time is of the essence.   Because we're nearing the end of a real [...]

Louisville Market Update [Analyze This]

by Osman Parvez ---- As you can see from the chart above, the market is slowing in line with the normal seasonal cycle. 60 houses are on the market in Louisville, up about 20% from last year. Most of the increase is due to new construction in Markel's North End. About half of Louisville's inventory is currently under contract, which translates to 2 months of supply. 6 months is what many analysts consider a "balanced market." The pace of sales is what you'd expect, as 24 properties closed in the last 30 days, up slightly from last year.   Note: About 2/3 of the available [...]

Dream Homes, Chautauqua Bargains, and More [Fresh Listings, Get ‘Em Hot]

Miss us last week?    We took a trip to California to ride the Pacific Coast Highway and watch Eddie Vedder perform at the Ohana Music Festival. If you ever have the chance, I highly recommend the campgrounds along the coast. Many have direct access to the ocean and the views are magical. Now it's back to the grindstone. As expected, sellers who blew the summer selling season are now scrambling to find buyers. This week a few partially finished spec homes were listed along with five $100K+ price reductions in Boulder alone.   Amid the sea of stale old listings [...]

Waiting for the Perfect House? Don’t Hold Your Breath [Fresh Listings, Get ‘Em Hot]

Is location more important than floor plan? Are you willing to remodel or do you want turn-key? How long is the commute?  At any price range, there are trade-offs to consider. We’ve found this to be true working with buyers of $3MM+ properties.  It's also true for buyers of affordable housing, and everything in between. It's important to have an honest discussion of the pros and cons of each property. Testimonials

Osman was a refreshingly honest realtor. He stressed through the entire process that his goal was to make me happy with my home purchase. I greatly appreciated the fact that he never shied away from pointing out the negatives as well as the pluses of different places while leaving the final decision up to me.

We can highly recommend Sophie. Her attention to detail and communication skills are great. Our home was in area that most realtors are not familiar with, but Sophie took extra time to get to know the neighborhood in order to give us quality service. She also brought in a professional photographer to make our home look its best. Even though the listing was in winter, the house sold quickly. With Sophie’s business and people skills, we have no doubt she will be a top realtor in the area.
