Pending Sales and Inventory Availability [Market Update]

by Osman Parvez Here's a quick look at pending sales and inventory availability across Boulder County.    The key metric:   Percent of inventory currently under contract.     The chart above shows inventory of homes under contract with a buyer for Boulder, Boulder Attached Dwellings (town homes and condos), Longmont, Superior, Louisville, and Lafayette.       Perhaps a surprise to many, Boulder has 40% under contract; less than adjacent markets.     Louisville is leading the region with 61% under contract. If you're a buyer, flip that around.    Boulder has more available inventory than any other local [...]

What’s Really Happening in the Boulder Market?

by Osman Parvez ---- A comment appeared yesterday. I thought it was a good one, deserving to be unearthed from the dark depths of the comment archives and shared. Anon wrote, "The blog has been interesting this summer. I like the new wider topic areas. However, I think the main purpose - analyzing the local RE market - has been largely ignored the last few months. Frankly, the insight and market insider knowledge isn't there, and three monthly reports float in a month after the month in question ends. I complain only because I find this info very interesting and [...]

October Market Updates Available

by Osman Parvez It's hard to believe that October is already a third gone. How time flies. Are you ready for my usual monthly market updates? Has Boulder real estate shaken off the summer's slump? What about local inventory levels and sales? How are Days on Market? This month I thought I'd try something different. I posted a link to the report in our research archive at realtyunique.com. This is the same report I send to my investor clients, friends and colleagues. In that file you'll find summary tables of local real estate conditions, showing both year/year and year to [...]

Yes, You CAN Lose Money in Real Estate

by Osman Parvez Beware, the following article contains graphic descriptions of painful investment carnage. reader discretion is advised. It was suggested that the little investment analysis at the end of my Superior Market update deserved its own post. So I took a little time to analyze it further. Here's we go ... 1643 Egret Way has been on the market for 317 days (as of 9/09/06). It's a 2 bedroom, 2 bath condo with a 1 car garage. Originally listed at $194,900, it hasn't seen a single price reduction and yet the seller is described as "very motivated." Hmm... On [...]

Testimonials

Osman was a refreshingly honest realtor. He stressed through the entire process that his goal was to make me happy with my home purchase. I greatly appreciated the fact that he never shied away from pointing out the negatives as well as the pluses of different places while leaving the final decision up to me.

We can highly recommend Sophie. Her attention to detail and communication skills are great. Our home was in area that most realtors are not familiar with, but Sophie took extra time to get to know the neighborhood in order to give us quality service. She also brought in a professional photographer to make our home look its best. Even though the listing was in winter, the house sold quickly. With Sophie’s business and people skills, we have no doubt she will be a top realtor in the area.
