Development Map Updates

by Osman Parvez ---- Time for updates to our development map. - S'park, located just North of Boulder Junction. Sutherland Park will feature 246 residential units spread across multiple buildings in a mixed use development. Only 25 residential units will be for sale. The rest are rentals of which 45 will be affordable housing and the remaining, market-rate. I wonder if the low rate of owner occupancy will impact financing and marketability. Time will tell.  Pearl West Making Progress - Boulder Junction Townhomes, located next to Boulder RV on 30th Street. 32 row houses having 3 bedrooms each, surrounding a [...]

Rental Village [Development Update]

by Osman Parvez Heads up!  As Boulder Junction nears completion, another adjacent development is seeking Planning Board approval. Late last month, the board conducted a second Concept Review of 3000 Pearl Street a.k.a. "Pearl Place" or "Reve Pearl." This is the large lot on the south west of the corner of 30th and Pearl Street, directly across from Barnes and Noble.  The most recent proposal calls for ~103,000 square feet of office, 12,000 square feet of retail/office (flex) space, 12,000 square feet of retail/restaurant, and 242 residential rental properties comprised of studio, one, two and three bedroom units along with [...]

FasTracks Station Sites

by Osman Parvez ---- The Boulder County Business Report has published an update on FasTracks planning with preferred station sites: From FasTracks identifies preferred station sites By David Clucas My comments in-line The Regional Transportation District has identified five "preferred" station sites in Broomfield, Louisville, Boulder, Gunbarrel and Longmont as part of the environmental impact study for its proposed 41-mile FasTracks Northwest Corridor commuter rail line. Most of these sites were well known, though I noticed Niwot lost its station. I updated the Boulder Development Map accordingly. I also did not include the 2 unfunded "additional sites" in Broomfield and [...]

Boulder Development Map

by Osman Parvez ---- Although I planned to hike and camp this weekend, rain in the mountains and a leaky tent convinced us to cut the trip short. The good news is that the break allowed time to catch up on the latest Boulder real estate development projects. I rode around town on my bike, running errands and stopping by construction sites. The result is a custom Google map with photos highlighting projects. Green - Projects in some stage of the planning process. Purple - Projects underway. Blue - Complete or mostly complete projects. FSBO Madison

by Osman Parvez Yesterday, the New York Times ran an article on an up and coming FSBO (For Sale By Owner) website that captured 20% of the listings in Madison, Wisconsin. The article quickly became the #1 emailed article from the paper, an indicator of its popularity and impact. A couple of points... Like the many businesses in the past decade, real estate is undergoing rapid change fueled by the widespread availability of information. The Internet puts tremendous power in the hands of the consumer (where it belongs). However, contrary to popular perception, educated buyers or sellers are great clients. [...]

Real Estate Links for the Boulder Region

by Osman Parvez Vail Dollar Volume exceeds $2.0BN. While I was working on Nantucket, I thought $1.0BN was a high water mark! It's expected to exceed $1.3BN this year, and the wave of wealthy Baby Boomers seeking luxury second homes is expected to continue. Intelligent office space? File this under trends to watch. Factors driving the trend of living closer to downtown (re-urbanization): More workers are choosing flexible work, keeping offices at home, with easy telecommuting. Thus, the value of neighborhoods where you can walk to the grocery, park, playground, shopping, and cafes will continue to increase. The Realty Unique [...]
