The Boulder Market Heats Up [Watch This]

45% of house sales in the City of Boulder sold for more than asking last month.  Meanwhile, inventory of detached single family homes is currently down 22%, year over year.  


Buyers and sellers in this environment are under high pressure. Not having deep market knowledge on comparable sales, negotiation techniques, and deal norms can be costly.  We’ve seen buyers grossly overpay for marginal property. We’ve also seen them not even get a seat at the bidding table. We’ve watched sellers of luxury homes leave hundreds of thousands on the table because they were given the wrong advice by their Realtor or their property was poorly marketed. 


Seeing property fast and offering a critical analysis of its true value is an important competitive advantage we offer our clients.  It creates more time to evaluate the property, a deeper understanding of market conditions, and ultimately greater confidence about its value.  If you’re trying to make an intelligent real estate decision, there is no substitute for deep, first-hand market knowledge. 


For our relocation clients, it can be difficult to see property fast enough to keep up.  This is why we offer client previews.  It’s not a sales pitch to buy the house.  We want our buyers to get a realistic, true view of the layout, features, pros/cons, and other important aspects of the house.  


Earlier this week, we took a preview of 6590 Lakeview Drive.  The video is below but before you watch it, it’s important to understand that out of respect for our colleagues and their clients, we don’t publish negative comments on active listings. It just hit the market,  so my comments in the video focus on the many positive aspects of the property.  If you’re a serious buyer and want to hear my true evaluation of the house, including negative aspects and my opinion of its valuation, call me at 303.746.6896.
