Client Tour | 1031 Portland Place #2
In Boulder, attractive listings often go very quickly. We produce videos, like the one below, for our buyers when they are unavailable for a showing. If our clients decide to pass on the home, we may share these videos publicly once the property has sold (or been withdrawn) from the market. 1031 Portland Place was acquired in February 2018 for $481,000 ($41,000 over asking). The owner listed it for sale in September 2019 for $539,000. After two price reductions and almost seven months on market, the home was withdrawn from the market. While it was available, we toured it on behalf [...]

How Quickly The World Has Changed [Denver Market Analysis]
This morning, the Denver Post published an interesting article about the changes happening in Colorado's real estate market caused by the Covid19 epidemic. The sensational headline was about the number of listings that have been withdrawn during the past two weeks, based on an analysis from the Denver Metro Association of Realtors for 11 counties. The article states that hundreds of listings have been withdrawn from the market, but ignores the surprisingly high absorption rate during the past two weeks. Yesterday, we analyzed the Boulder market by price range. The conclusion was that certain price ranges are still seeing high absorption rates. [...]

Boulder Market Update – April 1, 2020 [Analyze This]
Updates: 1. I know it's April Fools Day, but I don't have any jokes. If you're looking for a laugh, check out Nick Heath's #lifecommentary and Pub Quizes. He is hilarious. 2. You'll find a preliminary Boulder real estate market update in this Twitter thread. In short, closings were up for condos and town homes in March, down for stand alone houses. As we move into April, about 30% of inventory in Boulder is under contract. There were a bunch of broken deals (i.e. back on market) during the last two weeks of March, but it's unclear if it was more than [...]

We can highly recommend Sophie. Her attention to detail and communication skills are great. Our home was in area that most realtors are not familiar with, but Sophie took extra time to get to know the neighborhood in order to give us quality service. She also brought in a professional photographer to make our home look its best. Even though the listing was in winter, the house sold quickly. With Sophie’s business and people skills, we have no doubt she will be a top realtor in the area.
Osman was a refreshingly honest realtor. He stressed through the entire process that his goal was to make me happy with my home purchase. I greatly appreciated the fact that he never shied away from pointing out the negatives as well as the pluses of different places while leaving the final decision up to me.
