Why is it Notable?

It’s nestled in an enclave of other exclusive, high-end homes, with stellar views and a short stroll to downtown restaurants and shops. The home was constructed in 2001. It features a whopping seven bedrooms, seven baths, exceptional finishes, indoor and outdoor entertaining areas, and of course – the uber-premium location. 

As typical for high-end property, it took a while to find the right buyer. First listed in May of 2019, the home was on the market for nearly a year before it was pulled in March. Two months later, the seller brought it back (same listing agent).

Deal Facts:

-Long listing. On the market for well over a year. Not unusual for a high-end listing.  

-No Listing Price Reductions. Most brokers use price changes to push the listing, but every price reduction also also sends a signal to the market. Sometimes you have to educate the Realtor community and then just wait for the right buyer. Remember: the majority of deals in Boulder are done by a handful of agents. We do deals with each other all of the time. 

-No Disclosed Concessions. There was no major second round of negotiations over inspection issues.

-Sold on August 3, 2020 for $7M, or 6.7% below the asking price, within the typical range for a well priced property at the high-end of the market.
