Why Is It Notable?

Have you heard of the Orange Orchard neighborhood? It’s a bit of a secret.

Orange Orchard is located just north of Jay Road, west of 47th street. It’s outside the city limits in unincorporated Boulder County and directly adjacent to a mixture of agricultural land and open space. In my opinion, this is an absolute gem of a neighborhood. Even people who have lived in Boulder for decades don’t know much about it, but those in the know are often willing to wait. 

Why is this location so desirable? Open space access is fantastic, lot sizes are generous, and the prices are reasonable compared to similar homes within the city limits. 

4587 Apple Way is a moderate size two story, with a classic layout, built in the 1980’s. It sits on a generous +16,000 SQFT lot, the front half of a flag lot subdivision. Access to the HOA owned open space trails (with pond) is just a few hundred feet away. The home itself had vaulted ceilings, exposed beams, and nicely updated kitchen and baths. Finish quality is decent, about what you’d expect for a home at this price point. 

The Deal  
The home was snapped up almost immediately, with a cash offer at the asking price. It sold for $1.6M or $463/SF and closed within three weeks of listing. In my opinion, it was underpriced, and the buyer was smart to be aggressive on the negotiation.
