BOULDER NOTABLE SALE: 1380 Riverside Ave | $920K 

  • Located in the Wildwood subdivision, just east of Broadway and across from Wonderland Lake.
     
  • There are plenty of nearby examples of similar but updated homes. This early 80’s era two-story hadn’t been updated in decades.   
     
  • I showed this home when it was available in 2021 but my buyers were outgunned in a bidding war. At that time it sold for $865,000.
     
  • We toured it again when it was on the market last year, noting that the owner had touched very little in the house. There were also signs of an active roof leak, plumbing issues in the crawlspace, and many other problems. My clients wisely passed on it.
     
  • Is the home worthy of a complete remodel? Absolutely. The riparian corridor in the backyard is beautiful, and the home has terrific bones. The one car garage and limited street parking could potentially be an issue, but it’s still a choice property. 
Deal notes: The seller originally listed the home for $950K in October. They chased the market with price reductions until they landed on $920K. This was the eventual sale price and precisely coincides with the likely cost of commissions allowing for a break-even. In my opinion, the seller won the bidding war but was not prepared for the cost of a complete remodel. The Boulder market bailed them out.
