• We saw this property multiple times with our Newlands buyers during the first quarter. It was ultimately ruled out due to lack of privacy and deferred maintenance (at this price point in Boulder, buyers expect turn-key condition).

• Deal Notes: Originally listed at $5M, 3307 4th Street sat on the market for an extended period and underwent one significant price reduction during its ~3 months on market. It eventually sold for $4.5M or $300K below the last list price with no disclosed concessions.
