2831 20th Street started as a typical mid century ranch. At some point, likely in the mid 90’s, the owner constructed an addition with a second story primary bedroom.

The location is solid for north central Boulder; it’s only a short bike ride to downtown or to Google. The interior was quite dated. Likely it’s been a rental for many years.

Deal notes: Listed at $950K, the property went under contract within the first week and closed at slightly over $1M. This is a good example of a house that wasn’t worth a bidding war, in my opinion.

Due diligence: The listing says this property is minimal risk when it comes to flood, but my research shows it’s in the 500 year flood plain. In the past, we’ve felt the 500 year floodplain was not really a concern, but recent conversations with our climate change expert clients has shifted our perspective. Flood plains are not conservative, are politically influenced, and will likely change in coming years. We would have advised our buyers to consider alternatives.
