This pocket neighborhood off the road to Eldorado Springs is one of my favorite hidden spots in Boulder. World class hiking trails are steps away, and all the homes are situated on generous lots. The most coveted properties back to South Boulder Creek, directly adjacent to hundreds of acres of protected open space.
4673 Eldorado Springs is a raised ranch built in the late 80’s. Finishes and fixtures had been updated recently, but the home also sustained significant damage during the floods of 2013. It was listed as an estate sale.
Deal notes: The listing history for this home is a mystery. It first hit the market in August at $1.58M. There were no takers after two months, so the seller cut the price to just below $1.5M. The property quickly found a buyer, but they terminated within a week of putting the property under contract. The property returned to market and was available for several weeks before another buyer put it under contract. The final closing price was $1,585,000 – just slightly over the original list price. Why would the buyer pay well over the list price?
