The House: This property is a ranch-style home from the late ’90s, featuring original finishes and likely an EFIS exterior. On a visit with a client, we immediately noticed the exterior’s deterioration, evidenced by verdant green moss growth. In addition to the deferred maintenance and lack of updates, this home was a bit too large for our buyer, who remains on the hunt with cash in hand.
 
The Deal: Listed in July for $1.78M, this home, like many others, felt the effects of the market’s downturn in the second half of the year. After two significant price reductions, it was priced at $1.59M in September. At this point, the seller became open to negotiations, and the property eventually sold for $1.46M. This represented a very favorable and well-negotiated acquisition for the buyer in the fourth quarter, especially considering the scarcity of moderate to larger ranch-style homes in Boulder.
