The Spanish Hills neighborhood (and adjacent Paragon Estates) is located on a gentle upslope, halfway between the City of Boulder and Louisville. Featuring exceptional views and a pastoral setting, it’s a popular choice for buyers who value privacy and views but also want to be close to the city. Davidson Mesa is steps away, featuring popular flat walking trails and stupendous Flatiron views. The location saw a large loss of structures during the Marshall Fire, which has driven a surprising number of recent sales.
Originally constructed in the 1960’s, this five bedroom, five bath features a split bedroom layout and about 5,500 SQFT. The home had some tasteful updates, plenty of indoor/outdoor entertaining space, and a rare four car (double sided) garage.
Due diligence: The listing mentioned mitigation, but no further details were publicly disclosed. Upon showing the home to our clients, we found it was due to the Marshall Fire. Otherwise and SPD is the best place to start in your due diligence.
Deal notes: Originally listed at $2.75M in April with one price cut to $2.65M in June. Although this was a solid house, the original listing photography was quite poor. It was corrected when the listing was refreshed in November. The home sold for $2.45M or 7.5% below the last asking price. Given the value of the land alone, I think the buyer got themselves quite the deal.
