The Location: It’s true. Juniper is a desirable spot. Located in north Boulder and west of Broadway, the neighborhood features north-south oriented lots, more privacy than Newlands, and easy access to nearby open space.
The House: This property features four bedrooms, three baths, designer finishes and fixtures, all on a third of an acre lot. While the modern farmhouse trend may be on its way out, this extensively renovated historic home stands as a prime example of a well-chosen, turn-key luxury residence.
The Deal: Listing a home in the fourth quarter is generally not advisable. If your real estate agent says otherwise, ask them to show you the data, in particular time on market and negotiated discounts compared to other time periods. If they wave their hands around and can’t show you the data, call me – before you sign a listing agreement.  As for this property, it was listed at $4M in early December and quickly went under contract. It eventually sold for $3.7M, closing about a month later with an additional $29K in concessions. It appears the seller may have left money on the table, while the buyer capitalized on a great opportunity by being proactive during a period with fewer competitors in the market.
