The Nicest Word? [Fresh Listings, Get ‘Em Hot]
By Osman Parvez ------- A home isn't just the largest financial investment that most people make, it can also be enormously emotional. Home is where you sleep at night, where family grows, and where we meet our neighbors and become part of a community. It’s where we relax with our friends, break bread, and tell our life stories. It’s where we take refuge from the storm. “Home is the nicest word there is.” - Laura Ingalls Wilder Our business is about helping people make smart decisions around the buying and selling of homes. Each week, we carefully sift through new [...]
How Much Should You Pay? [Analyze This]
--- by Osman Parvez I posted this chart on our Insta this morning. After some discussion with Leah over breakfast, it was clear that more explanation was needed. So, let's talk about the data set. You're looking at residential house sales (no attached dwellings) in Boulder since January of this year. The data is only for Boulder proper. Gunbarrel and the Foothills are excluded. The data is also verified arms-length transactions on the MLS at all price ranges. I put together a similar analysis for a buyer earlier this week. My client level analysis was specific to their particular price range [...]
Does Location Matter Much? You Bet it Does. [Fresh Listings, Get ‘Em Hot]
Earlier this week, I walked to a meeting at one of my favorite breakfast spots - the South Side Walnut Cafe. The budding trees and spring sunshine reminded me of why location matters so much for long term real estate happiness. Retail, schools, parks, bike paths, and open space are core value drivers for real estate in Boulder. After breakfast, I swung by a nearby title company for a closing. Earlier in the month, one of our buyers had beat out several others in a bidding war for a house in Noble Park. This included a verified cash offer at [...]

Toughen Up, We Need the Moisture [Fresh Listings, Get ‘Em Hot]
Brrr... it's a wet and cold weekend ahead in Boulder. Maybe you're tempted to forget about showings and cuddle up with a good book? Well, as my dad would say - toughen up, kid. If you're cold, put on a sweater. Serious buyers don't let a little snow and rain stop them from seeing fresh listings. On a weekend like this, you might even get lucky and avoid a bidding war. We've sifted through all the new listings to hit our local market and culled the refreshed old inventory, bad locations, and otherwise less desirable properties from the list. The [...]
House Einstein Podcast #1: A Conversation with Ray Tuomey, Service, Humanistic Workplaces, Boulder Business Culture
By Osman Parvez One of the things I believe is that life and business is about experimentation. This is one of those experiments. As you may recall, a few months ago I announced a new initiative for House Einstein. During the next twelve months, we are going to create a dozen impactful podcasts. These discussions will be authentic, meaningful, and intensely local. I want to connect with people, help listeners learn something new, and most importantly, have great conversations. My intention is to allow the conversation to wander and go deeper. I want to get the real story. Pour yourself [...]

The Upcoming Spring Market [Analyze This]
We had a great discussion at last night's Boulder Real Estate Meetup. One idea was how our local market might be quite different from other markets around the country, where activity has slowed. Take a look at the chart above. Despite rising interest rates, most cities in Boulder County are showing higher absorption rates than last year. The outliers are locations or property types with significant new construction supply - such as attached dwellings in Boulder (think 200+ units at the Peloton and S'park on sale) or Superior, where several new developments are under construction (Superior Town Center, Skyestone). Even in [...]
New Listings, Bidding Wars, and Litigation [Business Update]
The view from one of our potential upcoming listings by Osman Parvez A business update for the week ending March 25, 2018: • We had a couple of listing appointments last week at attractive properties for which market conditions are very strong. Marketed professionally there will almost certainly be strong interest from buyers. We walked the sellers through our marketing strategy and how we navigate and negotiate with multiple offers - our approach to maximize price and minimize risk. In each case, the sellers have pre-existing relationships with other Realtors, but wanted a second opinion. It's tough to compete with [...]
There’s Always Another House [Fresh Listings, Get ‘Em Hot]
It's hard for me to believe. I've been working with buyers and sellers for nearly 15 years. Based on all those years, this I know for sure: There is always another house. If you missed out on a listing, it's best to lick your paws and let it go. When you're ready, dust off and get back in the game. Yes, losing a bidding war can be painful. Sometimes another buyer, with greater financial resources (or far less prudence) wants it more than you do. Meanwhile, "winning" only to get cold feet a few days later and bail out is not winning [...]
Outgrown Your Nest? You’ve Got Options [Fresh Listings, Get ‘Em Hot]
Plenty of new listings hit the market this week in Boulder. The spring real estate season has arrived! So... what's worth seeing? As a strategy, we recommend fresh listings be treated as a priority. The best houses and locations go very quickly, but few properties are worth your time. We've sifted through and removed the stale or refreshed listings, bad locations, and the egregiously overpriced. The following are the best homes to hit the Boulder real estate market. As usual, to help educate you on market conditions, we've also included a discussion on notable sales. To schedule a private showing, which includes [...]
Newlands, Historic Mapleton, Sobo Ranches [Fresh Listings, Get ‘Em Hot]

What's worth seeing? As usual, we've searched through the inventory. No bad locations, looming overhead transmission lines, or refreshed old listings. Here are the best listings to hit the market this week. Are you ready to see some houses? Let's go! Historic or Modern, High End or Entry Level. You’ve Got Options [Fresh Listings, Get ‘Em Hot!]
by Osman Parvez ---- Given the spectacular weather in Boulder this weekend, you might be tempted to take the weekend off. Don't. Whether you're in the market at the top end or the entry, there are options, but the best Boulder homes go very quickly. The key is to see property when it first hits the market and be educated on market conditions so you can make an offer quickly. The best way to make an intelligent decision under the pressure of competitive offers and extremely limited supply is to see lots of property and have a buyer's agent with [...]

Testimonials
We can highly recommend Sophie. Her attention to detail and communication skills are great. Our home was in area that most realtors are not familiar with, but Sophie took extra time to get to know the neighborhood in order to give us quality service. She also brought in a professional photographer to make our home look its best. Even though the listing was in winter, the house sold quickly. With Sophie’s business and people skills, we have no doubt she will be a top realtor in the area.
Osman was a refreshingly honest realtor. He stressed through the entire process that his goal was to make me happy with my home purchase. I greatly appreciated the fact that he never shied away from pointing out the negatives as well as the pluses of different places while leaving the final decision up to me.
