743 9th Street [Notable Sale]
BOULDER NOTABLE SALE: 743 9th Street | $1.27M -An adorable, Edwardian Vernacular style home built in 1904, with some updates. -If it’s cheap, there’s usually a reason. 9th Street has endless traffic and high student density. -Small, less than 2,000 SQFT, but with three bedrooms, two baths, and an attached garage. -Why notable? An example of why we are advising our clients with homes in compromised locations to sell now, assuming they can find a reasonably safe investment to park the cash. This is likely the strongest seller's market in a generation. 743 9th Street sold for $20,300 over the list price, with a conventional mortgage. Like this content? Check out Fresh Listings. 2420 10th Street [Notable Sale]
NOTABLE SALE: 2420 10th Street | $2M Why Is It Notable? On and off the market since September of 2019, and originally listed at $2.7M, this adorable Edwardian Vernacular has been extensively modified over its 120 year history. It was adorably cute but lacked one fundamental requirement for almost all buyers of $2M+ homes: a garage. Offsetting the deficiency was a small carriage house/studio in the back of the home. It sold for $2M or 11% below the last asking price, which is fairly remarkable for this asset, and proof that value investments can be found by a careful review of stale listings.Like this content? Testimonials
Osman was a refreshingly honest realtor. He stressed through the entire process that his goal was to make me happy with my home purchase. I greatly appreciated the fact that he never shied away from pointing out the negatives as well as the pluses of different places while leaving the final decision up to me.
We can highly recommend Sophie. Her attention to detail and communication skills are great. Our home was in area that most realtors are not familiar with, but Sophie took extra time to get to know the neighborhood in order to give us quality service. She also brought in a professional photographer to make our home look its best. Even though the listing was in winter, the house sold quickly. With Sophie’s business and people skills, we have no doubt she will be a top realtor in the area.
