Time for updates to our development map.
– S’park, located just North of Boulder Junction. Sutherland Park will feature 246 residential units spread across multiple buildings in a mixed use development. Only 25 residential units will be for sale. The rest are rentals of which 45 will be affordable housing and the remaining, market-rate. I wonder if the low rate of owner occupancy will impact financing and marketability. Time will tell.
Pearl West Making Progress |
– Boulder Junction Townhomes, located next to Boulder RV on 30th Street. 32 row houses having 3 bedrooms each, surrounding a central park. Unclear at this point whether the project will feature for-sale units or only rentals.
– Fruehauf Plaza, boutique grocery and other retail to replace the old Olive Garden.
– Boulder Jewish Community Center. A $14.4MM project located on East Arapahoe.
– Dakota Ridge row houses (Markel). 9 units under 1,000 SF with 2 bedrooms each.
– The Outlook Hotel redevelopment at 800 28th Street. Developer paid $9.3MM in January 2014 and proceeded to scrape the hotel. It’s being replaced with a 212 bed student rental complex. Permit costs are $28.2MM.
– 1036 University. It was an office, now it will be four small residential units no doubt aimed at students.
– Giant auto dealer at 5075 Pearl Pwky. Two story building, lots of showroom space.
