That’s what my old boss used to say at listing appointments when a seller was being unrealistic. Accurate property pricing is one of the most critical aspects of an effective marketing strategy. For luxury property, even if you price it right, you may still have to wait for the right buyer to come along. Price it wrong and you’ll be faced with the negative emotional impact of price reductions, and likely end up lower than you would if you priced it right to start.  


This week, both of our notable sales were on the market for lengthy periods. They were priced right and eventually, the buyers came along. Both are stunning and true eye candy for watchers of Boulder real estate.  


For fresh listings (homes you can actually purchase), the money or time question is also an important consideration. Buyers are paying a premium for turn-key, move-in ready homes because skilled labor costs have risen dramatically in Boulder and there are long wait times for qualified contractors.
