Why is it Notable?

About 16 months ago, this property sold for $2.8M (3.1% below asking). We were quite surprised to see it back on the market so soon. Just like last time, it caught our attention because it’s only a few years old and located in one of the most desirable parts of Boulder. 
 
It’s a nice location: from your front door, stroll onto the most popular hiking trails in Boulder or catch a summer concert at Chautauqua. 
 
The overall design is well executed, and finish choices, although now a few years old, have held up well. The rough stone is a very popular look in the mountain resort towns; it gives the home a classic “Colorado” feel. Of course, with multiple private outdoor spaces, all you have to do is step onto a patio or deck, and you’ll immediately be reminded of the fact.  The Flatiron views are fairly decent, given the property doesn’t actually back to open space. 
 
This time around, it was listed in April at $2.95M and then pulled off the market during the height of the Covid lockdown. It was re-listed on May 20th. In early June, the seller cut the price by $50K, and about a month later, a buyer locked it down. It closed on August 14th for $2.85M.

Due Diligence

At all price points, we strongly advise our buyers to plan for a minimum three year holding period to reduce the risk of capital loss. The seller got lucky.
