Why Is It Notable?
The Carver House, originally constructed in 1910. A classic example of a Foursquare, one of my favorite historic architectural styles, with one unusual detail – the combination of clapboard and brick siding. The location was a touch busy, due to the higher density of nearby buildings and students in this location, but the condition of the interior more than made up for that. It had been opened up (note the steel) and beautifully renovated by well known historic home specialist, Joel Smiley.

Deal Notes

Listed in mid-September for $2,550,000 and under contract just two days after hitting the market, buyer #1 bailed out of the deal very quickly. Word on the street was it was for trivial reasons. This, by the way, is a common risk for hot listings. One way to mitigate it is to slow the process down and set a reasonable offer submission deadline (or accept an unreasonable offer with a large, non-refundable deposit). A few weeks after the whiplash caused by buyer #1, the seller dropped the price aggressively. It was under contract shortly after that and closed this week for the full asking price. Buyer #2 scored a deal, in my opinion. This is gorgeous house with a design that will stand the test of time.

By the way, this home was considered “middle class” housing in the time period it was constructed.
