Nederland NOTABLE SALE: 151 E 5th Street | $1.13M 



A mountain home designed to feature the view, in close proximity to restaurants and bars in Ned. The inside was nice, but ready for an update. Room sizes were generous and the basement had been made into a standalone and somewhat barebones Airbnb unit. The primary bedroom was open to the rest of the house, and also featured its own private balcony and sauna. The best aspect of the home were the mountain house exterior feel and glass windows overlooking Nederland, especially on a snowy day. 

Deal notes: I actually saw this house when it was last on the market in 2019. At the time, we passed on it for a variety of reasons. The list price at the time was just under $700K, which believe it or not, felt a touch high. Oh my, how I was wrong about that. 

Fast forward to today, and it hit the market with a list price of just under $1M. We put together a video tour for remote buyers and they decided to pass on it, mostly due to the funky layout and the proximity of the neighbors. Our clients lack of interest didn’t stop the bidding war. 151 E 5th Street sold for $1.13M.
