A spectacular, turn key Louisville home steps away from the Community Park and historic downtown. Recently constructed and environmentally friendly, with some oddities (like a sauna plopped in the middle of the room in the basement) and a few finish mismatches. The ADU was nicely designed and practical, great for a WFH office away from the kids. Our clients found the primary bedroom was a bit tight on space. Nods to Louisville’s heritage could be found throughout the house, which included old mining light fixtures and dynamite boxes used as the face for the drawers. The yard consisted of recycled tires and Astroturf.

Due diligence: The home sold for 2.4M, more than 20% above the list price. That might surprise some buyers, but compared to equivalent options in Boulder, you could also say this home sold for a $1M discount. 

Boulder has historically traded at a substantial premium and the depth of market is bit thinner in Louisville, but this town also has many things going for it that Boulder lacks – including far lower crime, more walkable and livable community, and a less built up, urbanized living experience. The value proposition is strong. I expect the luxury end of Louisville’s market to continue to grow well into the foreseeable future.
